

Hey friends,
I can’t believe we’re already well into May—it feels like spring flew in overnight and suddenly everything is in full bloom (literally and figuratively). April was packed in the best way, and I wanted to share a little life + business update with you.
First off—family time! We kicked off the month with an amazing trip to Cancun. Sunshine, beach days, and some much-needed relaxation with my crew. I also got to take my son to Coachella for the second year in a row (yes, I’m that mom), and we’re not done yet—we’re heading to Gov Ball in NYC soon. These trips have become such a fun tradition, and I truly treasure this time with him.
Back at home, things have been moving fast at Coughtry Enterprises! We just listed two more of the Old Todds Rd. properties—you can check those out HERE. If you’ve been following along, you know this has been a big project and it’s so exciting to see these homes come to life on the market.
We also have a new listing coming soon in Frankfort, which I’m really excited about. It’s in a great spot and should be live shortly—feel free to reach out if you want a heads-up before it goes public.
Behind the scenes, there’s been a lot of growth happening, too. We’ve officially partnered with Agent Image to refresh our website, giving it a more luxury, lifestyle-forward feel. It’s going to be way more user-friendly and just an all-around better experience for clients and visitors alike. I can’t wait for you to see it when it launches.
Even bigger news—we’ve added a marketing team to the Coughtry Enterprises family! They’re helping us step up our social media game so we can better showcase our listings, highlight our clients and closings, and give you a peek behind the scenes of what we’re building here. If you’re not already following us, now’s a great time to jump in.
And lastly, a little teaser: Ashgrove is coming. We’ll have more to announce next month, but if you—or someone you know—is thinking about building a spec or custom home, you’re going to want to hear about the lots we have coming up. It’s a dream project and we’re so excited to be part of it.

Coughtry Enterprises is excited to welcome our second summer intern, Katie Landfield! Katie just graduated University of Kentucky with a major in Finance and Marketing and brings a fresh perspective, strong work ethic, and creative energy to our team.
A Lexington native, Katie loves spending her free time going to country concerts, traveling to new places, and working out. We’re thrilled to have her on board and can’t wait to see all that she contributes this summer!

Coughtry Enterprises Market Update!
The market is moving, and so are we! So far this year, the Coughtry Enterprises team has proudly closed over $11.7 million in real estate transactions, with an additional $3.5 million currently pending and nearly $6 million in active listings on the market. These numbers reflect the trust our clients place in us and the dedication we bring to every transaction. Whether you’re buying, selling, or just exploring your options, our team is here to guide you through every step of the process with confidence and clarity.For buyers, the market offers more options compared to earlier in the year, but staying prepared is key. Interest rates remain a crucial factor, so exploring financing strategies and getting pre-approved can give you a competitive edge.

The Lexington real estate market continues to show signs of strength, offering unique opportunities for both buyers and sellers. Inventory has gradually increased compared to earlier this year, giving buyers a bit more breathing room — though desirable homes are still moving quickly when priced well. Mortgage rates remain relatively steady, and buyers who are well-prepared and working with a responsive agent are finding success, especially with new construction and well-maintained resale properties.
For sellers, demand is still high, particularly in popular neighborhoods and price ranges under $400K. Homes that are staged, priced right, and marketed effectively are seeing strong interest and multiple showings in the first week. If you’ve been thinking about making a move, now is a great time to list while competition is still relatively low and motivated buyers are actively looking.
