Outside of real estate, Andrea enjoys time with her husband, son, and their dog Biscuit. The first step in your new build journey is choosing the right location, and we’re here to help you find the perfect fit!
You can build in one of our featured developments like Ashgrove, Firebrook, or Rock House Ridge, where lots and builder partnerships are already in place.

Step Two
Determine Your Budget
Before you start building, it’s important to know what you’re comfortable spending and what’s realistic for your goals. We’ll guide you through this step and connect you with trusted lenders if you’re planning to finance the build. You’ll want to consider:
- Land cost (if buying a lot separately)
- Construction costs (base price + upgrades or custom features)
- Design & finishes (floors, fixtures, appliances)
- Builder deposit or earnest money (often required upfront)
- Closing costs and contingency funds (for unexpected changes)

If you’re financing, a construction-to-permanent loan may be a good option, but we can help you understand how it works and what lenders to talk to.
We’ll work with you to build a budget that aligns with your vision and timeline, so you know what to expect before the first shovel hits the ground.
Step Three
Choose a Builder
Your builder is one of the most important partners in this journey!
If you’re building in one of our featured developments like Ashgrove, Firebrook, or Rock House Ridge, you’ll have access to preferred builders we already know and trust. These builders are familiar with the lots, plans, and development requirements, which helps streamline the process.
If you’re building on a private lot, we’ll connect you with reputable custom or semi-custom builders who match your vision and priorities. We’ll help you:
- Compare builder portfolios and past work
- Understand base pricing vs. upgrade costs
- Review contracts and warranties
- Make sure the builder fits your timeline and expectations

Step Four
Design Your Home
Now the fun begins… it’s time to turn your ideas into a real floor plan! Depending on your builder and the type of build, you may choose from existing floor plans, modify a plan to better fit your needs, and design a fully custom home from scratch We’ll guide you through:
- Choosing your layout (bedrooms, bathrooms, open-concept vs. traditional)
- Exterior style and features (roofline, porches, garage placement)
- Structural options like basements, bonus rooms, or extended living areas

Whether you want cozy and compact or spacious and statement- making, we’ll help you strike the right balance between functionality, style, and budget. And don’t worry…we’ll help you ask the right questions so nothing gets overlooked before building begins.
Step Five
Make Selections & Start Building
With your floor plan finalized and builder selected, it’s time to bring your vision to life!
First, you’ll make design selections that reflect your style and fit your budget. From cabinets and countertops to flooring, fixtures, and paint colors, these choices shape the look and feel of your home. Your builder may guide you through a design center or curated selection process, and we’ll be there to help you weigh options and stay on track.

Once selections are complete, construction begins. Your builder will break ground and begin moving through each phase. Throughout the build, we’ll stay in close communication with the builder and keep you updated on progress.

Step Six
Final Walkthrough & Closing
Before closing, you’ll do a detailed walkthrough with your builder to make sure everything has been completed as agreed. This is when you’ll:
- Create a “punch list” of any final touch-ups or fixes
- Check for quality and accuracy in finishes and features
- Ask questions about warranties, maintenance, and systems
We’ll be there to guide you through the process and make sure nothing is overlooked.

CLOSING DAY!
Once your builder gives the final green light, you’ll head to closing! You’ll sign the final documents, receive your keys, and officially become the owner of your brand-new home. This moment will be what we’ve all been working toward!
