Hello from Lexington! 🍂

September is already shaping up to be a month full of excitement and fresh beginnings, and I’m thrilled to share a few updates with you!

First things first…how about this gorgeous fall weather in Lexington? The cooler mornings, golden light, and changing leaves are making everything feel a little cozier and a lot more scenic. It’s the perfect time to get out and enjoy the city, and thankfully, there’s a lot happening!

One of the biggest highlights: Gatton Park is officially open, and it’s already adding new energy to the area. This thoughtfully designed space brings even more life and connection to our community and is a beautiful spot to walk, gather, and enjoy the crisp fall air right in the heart of the city.

Also just opened: The Vine, a stunning new restaurant and private membership club that we’re incredibly excited to support. I had the pleasure of attending their exclusive friends-and-family preview dinner and was invited back again this Friday for a second look, and trust me, it’s worth the buzz!

It’s a seafood-forward menu with jaw-dropping city views. My husband Brendon had the lamb, and I ordered the halibut, and both were incredible. And of course, I started with the caviar (no regrets!). This week, I’ve got my eye on the steak. We’re really excited to be members of this new club and love seeing local developers and entrepreneurs bringing such bold, beautiful ideas to life here in Lexington. I absolutely can’t wait for the rooftop and members-only areas to open soon.

On a personal note… I’m feeling a mix of excitement and nerves as we gear up for a pretty adventurous trip. We’ll be starting in Germany for the opening weekend of Oktoberfest — always a fun time — and then heading to Nepal to hike to Everest Base Camp!

I’ll be off the grid for a bit, but my amazing team will be keeping everything moving while I spend some time with family, nature, and a little altitude. 😅

Be sure to follow along on social media for updates from the road, and keep an eye out for next month’s note, where I’ll be sharing stories, videos, and a few unforgettable views from the top of the world. Wishing you a beautiful September and a cozy start to fall!

Warmly,
Andrea Coughtry

Coughtry Enterprises Market Update!

The Lexington housing market is holding steady as we move into fall. Inventory has gradually improved compared to earlier this year, giving buyers a wider selection of homes to choose from. Still, well-priced properties in sought-after neighborhoods are selling quickly, showing that demand remains strong.

For sellers, this means it’s still a favorable time to list, especially if your home is move-in ready and priced competitively. Buyers, on the other hand, have a bit more breathing room than in past seasons, but preparation is key. Having financing in order and being ready to act when the right home hits the market can make all the difference.

Overall, Lexington continues to balance opportunity for both buyers and sellers, making it an exciting time to explore your next move in real estate! Our team of experienced agents serves Lexington and the surrounding areas, and we’re here to guide you every step of the way whether you’re buying, selling, or investing!
